SUMMARY OF THE ROLE
Reporting to the Operations Manager, the Building Operator will play a key role in ensuring that the property is clean, safe, and well-maintained. Your efforts will directly contribute to creating a positive experience for both visitors and tenants. Your role will involve maintaining high standards of facility upkeep, providing excellent customer service, and supporting the Property Management Team in meeting operational objectives.
You will be a vital part of the team, providing critical support to maintain the property’s quality and safety while effectively communicating and collaborating with various stakeholders. This is an ideal role for someone who is detail-oriented, passionate about customer service, and enjoys working in a dynamic environment.
WHAT YOU’LL DO
Commitment to Operational Excellence:
- Execute assigned tasks and projects efficiently and to the expected standard, contributing to the overall operational success.
- Preserve the “curb appeal” of the property ensuring the overall appearance of the mall is maintained to a high standard
- Ensure property sidewalks, green areas, flower beds, and all parking areas are clear of litter/refuse and litter receptacles are empty as required.
- Remove ice and snow from entrances, walkways and other areas as required.
- Report any required repairs of the property in a timely manner through the appropriate escalation channels.
- Conduct any necessary minor repairs to the property/equipment (i.e. painting, carpentry, HVAC, landscaping, etc.) as required.
- Communicate with appropriate stakeholders (i.e. colleagues, trades people) to assist in coordination of work requirements.
- Other duties as assigned.
Customer Service and Relationship Management:
- Develop and foster relationships with customers, suppliers, tenants, mall contact staff, and the Royop team.
- Respond quickly and efficiently to all Tenant and Property Management requests.
- Provide exceptional customer service to all stakeholders (i.e. contractors, tenants, and customers).
- Collaborate and assist teams with “set-up” and “tear-down” of materials.
Health & Safety:
- Champion Royop’s organizational culture, employee policies, and actively participate in Royop’s Health and Safety Program especially as it relates to operations.
- Monitor the property for health & safety concerns and action accordingly with proper documentation.
- Complete thorough daily inspections of the property and document them.
- Oversee the condition and upkeep of equipment and facilities, ensuring they are maintained to optimal standards for functionality and safety.
- Complete preventative maintenance tasks in alignment with established schedules and task forms to prevent downtime and extend equipment life.
WHAT YOU’LL HAVE
Qualifications & Technical Skills
- A minimum of 3 years of experience in building operations and maintenance.
- A minimum high school diploma
- 4th/5th Class Power Engineering certification would be considered an asset
- A valid driver’s license is mandatory.
- An ability to provide a clean driver’s abstract on a yearly basis.
- Intermediate Microsoft Office Skills (Word, Excel, Outlook, SharePoint).
- Ability to learn and adapt to new maintenance software.
- Working knowledge of building systems and controls, HVAC systems, Preventative Maintenance, Fire & Life Safety, Plumbing, Electrical, trouble shooting and repairs
- Experience with BAS (Building Automation Systems) is an asset.
- Ability to read and interpret mechanical/electrical drawings; knowledge of Occupational Health and Safety Act; knowledge of Workplace Hazardous Materials Information System (WHIMS) and First Aid training

JOB LOCATION AND CONDITIONS:
- Working out of Sherwood Park Mall
- Weekly work schedule will be set by the Operations Manager to ensure business needs are met and is subject to change with notice but will never go below full-time status.
- Ability to work longer hours and/or weekends during special events and seasonal peaks (holiday hours).
- Flexible hours are available depending on workload and deliverables.
- This job requires the individual hired to maintain the ability to work from a remote location during pandemic related situations by having access to a proper working computer and a secure and strong internet connection. Royop will provide the means to log onto our work systems.
