Role and Objectives

· The Senior Building Operator will provide hands on support for all assigned buildings in your portfolio. This role is responsible to schedule, direct, supervise and inspect routine preventative and ad hoc maintenance activities on a daily basis. The Senior Operator is a member of the property management team that interacts with Tenants and Contractors and supports and reports to the Property Manager.

General Responsibilities

· Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained. Perform and complete all assigned duties & responsibilities with minimum supervision as per agreed schedules. Work closely with all departments and team members to ensure smooth building operations.

Property Responsibilities (on assigned assets)

· Building Maintenance. Good understanding of the building operations including but not limited to BAS, HVAC, mechanical, electrical, plumbing, minor carpentry, etc and ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations. Complete minor maintenance and repairs as required if not under service contracts, such as belt & filter replacement, lamp replacement, housekeeping of common areas, washroom and plumbing repair work, minor construction repairs, etc;

· Health, Safety and Security. Monitor building security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies. Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss.

· Tenant Services Respond to tenant requests in a timely manner and assist in solving problems as required. Coordinate and supervise delivery of services to tenants and see that work order software records are kept up for both service requests and scheduled service work orders.

· Budgeting and Planning Be an active participant in gathering information for building operating budgets and make improvement and recommendations with estimates when deemed beneficial. Look for opportunities to find and implement cost savings for the company, building owners and tenants via competitive tenders or utilizing in house resources / labour.

· Inspections and Reporting Conduct inspections on a daily/weekly basis and ensure appropriate record logs completed in order to track that equipment is maintained in good working order. Ensure completion of weekly hazard assessment form and that critical items are communicated and resolved.

Education and Experience

· Minimum 4+ years' experience in general maintenance in commercial, office, medical, residential, retail or industrial environment is a requirment, experience in all areas is a huge asset.

· 4th or 5th Class Power Engineer Certificate of competency required.

· Working knowledge of Microsoft applications (word, excel, etc), computerized systems and operations specific software (Yardi, Angus, etc)

Additional Requirements

· Time management skills and ability to prioritize work to deliver successful results within agreed upon time frames.

· Able to work independently with minimal direction and able to respond quickly to emergency situations.

· Good judgment and decision-making skills. Detail oriented and good organization skills.

· Valid class 5 driver's license required with travel between assigned assets

· Able to respond to after hour calls and or emergencies based on the “on call” rotation schedule and arrange for alternate on call personnel and resources as necessary.

Working Conditions

A non-office environment usually working a standard 40 hr work week. Occasional overtime hours may be required. Job Type: Full-time

Pay: Up to $70,000.00 per year
