Commercial Building Operator

We are seeking a reliable and skilled Commercial Building Operator to join our commercial property management team. This is not a supervisory role—the successful candidate will be hands-on, directly performing the maintenance and repair work required to keep the buildings and facilities in excellent condition. The goal is to provide a clean, well-kept, professional, and welcoming environment for our tenants and visitors.
The ideal candidate has a proactive approach to maintenance, takes pride in delivering high-quality workmanship, and consistently seeks opportunities to improve the portfolio’s condition and appearance.
Responsibilities:
- Perform routine inspections and maintenance tasks such as changing filters, painting, minor carpentry, minor plumbing, etc.
- Conduct preventative maintenance on building systems, such as HVAC and electrical systems.
- Respond promptly to maintenance requests and resolve issues quickly.
- Monitor and report on maintenance services, including snow removal, landscaping, and janitorial services.
- Maintain an inventory of maintenance supplies and equipment.
- Monitor the condition of building systems and equipment to identify potential issues and recommend repairs or upgrades.
- Ensure compliance with safety regulations and building codes.
- Coordinate with property management to schedule maintenance tasks and keep them informed of any issues or concerns.
- Respond immediately to emergency situations, including leaks, flood, power outages, or equipment malfunction.
Requirements:
- High school diploma or equivalent.
- Minimum of 5 years of experience in facilities maintenance or a related field
- Experience with minor carpentry, drywall, and painting.
- Able to operate a forklift, scissor lift, and boom lift with valid tickets (or the ability to obtain them).
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and roofing.
- Ability to use hand and power tools.
- Excellent communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Takes initiative in identifying issues, takes responsibility for providing a solution, thoroughly investigates root causes, and recommends or implements effective solutions.
- Demonstrates a strong sense of ownership and pride in their work, ensuring tasks are completed to the highest standard.
- Availability for on-call emergency maintenance requests.
- Valid driver's license.
