Position Overview:

We are seeking a skilled and driven Operations and Projects Manager to oversee daily building operations and lead capital improvement projects across a diverse real estate portfolio consisting of industrial, commercial, and residential properties.

This role includes the supervision of a site-based team, including a Maintenance Supervisor and Maintenance Representatives, and involves close coordination with vendors, consultants, and internal teams. The ideal candidate has a strong foundation in building operations and project execution, along with excellent leadership and communication skills.

Experience with Yardi Voyager and Yardi Facilities/Work Order Management apps is strongly preferred, as these tools are integral to managing work orders, vendor coordination, and maintenance workflows across the portfolio.

Key Responsibilities:

Leadership & Team Coordination:

  • Provide direction and oversight to the Maintenance Supervisor and Maintenance Representatives.
  • Coordinate scheduling, daily priorities, and task delegation across multiple properties.
  • Ensure health & safety practices are followed by staff and service providers.

Property Operations:

  • Manage daily building operations, preventive maintenance programs, and service contracts.
  • Conduct routine inspections and coordinate repair work and compliance efforts.
  • Oversee functionality of all building systems including HVAC, mechanical, life safety, and access controls.

Project Management:

  • Plan, budget, and execute capital improvements.

Manage contractor tendering, site coordination, and progress reporting.

  • Track timelines, costs, and quality control throughout project lifecycles.

Technology & Reporting:

  • Utilize digital tools such as Yardi Voyager and/or Yardi Facilities app for work order management and reporting (preferred).
  • Maintain accurate records, reports, and logs related to site maintenance, compliance, and capital projects.

Stakeholder Engagement:

  • Act as a key liaison with tenants, consultants, and internal stakeholders.
  • Provide operational updates and recommendations to senior leadership.
  • Support leasing and finance teams with property data and performance tracking.

Other duties may be assigned as required to support portfolio-wide initiatives and evolving operational needs.

Required Knowledge and Experience

  • 5+ years of experience in building operations and project management within real estate.
  • Knowledge of building systems and operations, especially in industrial and commercial environments.
  • Strong organizational and leadership skills; proven ability to manage teams and contractors.
  • Familiarity with OHSA, Fire Code, and Building Code compliance.
  • Proficiency in Microsoft Office; experience with Yardi systems is preferred.
  • PMP certification, BOMI/FMA/SMA credentials, or relevant technical training is an asset.
  • Valid driver’s license; ability to travel across properties as required.
