BUILDING OPERATOR

As Riverpark continues to grow, we are looking for a motivated and service-oriented Building Operator to join our company.

Position Summary:

This position will report directly to the Operations Manager

  • Participation in on-call rotation
  • Competitive salary based on experience

Position Requirements:

  • Minimum 5 years’ Building Operator experience in commercial or residential
  • Valid driver’s license required
  • Police check required
  • 5th Class Power Engineer Certificate is required, 4th class is an asset

Core Responsibilities:

Technical

  • Oversee vendors that are on site for contracted maintenance or inspection work.
  • Conduct regular inspections and maintenance on building systems, including HVAC, plumbing, electrical, lighting, life safety systems, vacant space etc. as per PM schedule in the web-based property portal.
  • Ensure all building systems are operating at peak efficiency and identify any equipment that may need upgrading or replacement.
  • Identify and address all maintenance and operating issues. Make or arrange repairs as required.
  • Have a thorough understanding of all building systems, including fire alarm, access control, security and CCTV systems, building automation, power distribution, vertical transportation etc.
  • Conduct regular exterior inspections of the building envelope, roof and overall site.
  • Have a good working knowledge of building codes, safety regulations, and environmental standards in relation to the properties.
  • Use industry best operating practices whenever possible.
  • Suggest and implement energy-saving strategies, such as adjusting HVAC schedules, optimizing lighting systems, or recommending upgrades to more energy-efficient equipment.

Administration

  • Maintain accurate logs related to building operations, including boiler logs, daily rounds, snow logs etc.
  • Log and track tenant requests through the Tenant Services Portal, update the status of work orders and communicate with tenants and management regarding progress.
  • Arrange contractors as needed for repairs, maintenance, and equipment installations, including sourcing quotes and coordinating scheduling.
  • Issue purchase orders for all work at the time of the service call or work being awarded.
  • Issue on-call timesheets and monthly reports in a timely manner.
  • Manage inventories and maintain in good working order supplies, tools, equipment and parts, including PPE. Place restocking orders in a timely manner.
  • Ensure trades are supplying reports, quotes and other relevant information to yourself and the office and ensure all files are current.
  • Ensure the building on-call sheets and other shared information is updated as required.
  • Receive training in and follow all required safety practices, procedures and policies. Ensure contractors are following company safety protocols.

Customer Service

  • Monitor, follow up and report tenant service requests.
  • Ensure prompt reply and updates on all tenant work orders.
  • Foster positive relationships with all tenant representatives.
  • Respond to requests in a timely manner while maintaining a professional and helpful demeanor.
  • Follow up with tenants after service requests or complaints have been addressed, ensuring tasks have been completed to their satisfaction.
  • Go the extra mile – if you notice something in the tenant space, address it.
  • Ensure the Property Manager is aware of any ongoing concerns or issues the tenant may be experiencing.
  • Get tenant feedback to help identify any areas for improvement in building operations or customer service.

Projects

  • Assist in projects as assigned to you or help other project teams where you feel you can add value.
  • Assist in scope preparation where applicable. Ensure scopes of work are accurate and complete.
  • Update the project lead for any tenant communication needed, project status or if concerns or issues are encountered.
  • Assist in identifying any future projects and building needs with the team for budgeting and future year(s) planning.
