We are currently accepting applications for a Building Manager to join our Property Management Team in Campbell River, BC. The building manager will be required to work both in an office setting and on-site managing our two properties. Travel between properties is required. This position will oversee operations and interact with tenants and site staff. The ideal candidate will have strong organizational and communication skills and will be dedicated to ensuring a positive, well-maintained environment for tenants.
This position is full-time, 40 hours a week Monday – Friday with the need to be flexible. Weekday evenings and weekend work is required to accommodate tenant needs, move ins and outs, and emergency situations. All Building Manages are on a rotating weekend shift schedule with additional compensation.
What you will be doing:
- Assessing and resolving issues, whether it's service requests or tenant complaints within 24 to 48 hours;
- Assisting with the Residential Tenancy Branch application process;
- Balancing multiple tasks and responsibilities, from handling tenant issues to overseeing building maintenance;
- Posting accounting charges on tenant ledgers in Property Management software;
- Enforcing policies and procedures of the property to all tenants via email correspondence;
- Updating and maintaining the fire safety plan for both properties;
- Fostering a friendly and professional environment for tenants, site staff and contractors;
- Show available suites to prospective residents and maintain unit rental levels;
- Manage rent payments, increases and deposits;
- Schedule and participate in all move ins and outs and process all associated documentation;
- Establish and maintain tenant files through Property Management software;
- Ensure proper physical maintenance of the building and surrounding property, maintaining the health and safety of the building;
- Oversee contractors and site staff to ensure required maintenance and repairs are completed properly;
- Coordinate activities of the on-site cleaners in addition to some cleaning duties as required;
- Handling water leaks and building emergencies on an as needed basis;
- Other administration office duties that are required.
What you need to bring:
- Minimum of five years working in an administrative role and office environment;
- Exceptional administrative skills and the ability to prioritize workload;
- Strong organizational skills, with the ability to handle multiple tasks and keep detailed records;
- Proficient in office software, such as Microsoft Office Suite and property management software (e.g., Buildium etc.).
- Exceptional interpersonal skills with the ability to manage tenant relations effectively and maintain a positive building environment;
- Ability to address and resolve building issues promptly and efficiently while maintaining a high level of professionalism;
- Strong attention to detail;
- Comfortable working with little supervision and working alone;
- Experience in building operations, building safety and fire safety requirements is an asset.
