Reports to: Regional Property Manager

Marcon's Income Producing Property (IPP) team is seeking a dependable, skilled, and proactive Facility Operations Technician to support the maintenance and operational efficiency of our West 42 property. West 42 is comprised of two well appointed rental towers, overlooking Columbia Park in Vancouver. While W42 will be the primary focus of this role, there will be some need to support the team with other properties across the Lower Mainland on an ad-hoc basis. This role demands a self-starter who excels at managing a broad scope of tasks independently, reliably and to a high-quality standard.

About the role

  • Conduct minor plumbing and building repairs, including drywall patching, light carpentry, cabinetry repair, fixture replacements, and basic electrical work.
  • Complete weekly interior and exterior inspections for all IPP assets and report necessary repairs.
  • Perform janitorial duties in common areas, garbage/recycling rooms, shared washrooms, amenity spaces, and parkades.
  • Execute pressure washing and window cleaning.
  • Maintain landscaping (leaf blowing, planting, mowing) and complete seasonal tasks like snow removal and salting.
  • Meet contractors and vendors on-site in the absence of the Property Manager.
  • Coordinate junk removal, minor graffiti removal, and basic moving services (furniture, appliances, etc.).
  • Support deficiency management walkthroughs and repair coordination post-handover for new IPP developments.
  • Participate in annual Capital Expenditure (CapEx) planning and manage assigned CapEx projects.
  • Perform in-suite turnover tasks including repairs or replacements of appliances, fixtures, and cabinetry.
  • Complete service requests for both in-suite and common areas efficiently and professionally.
  • Manage waste disposal, compactor usage, and recycling bin exchanges.
  • Address maintenance deficiencies proactively, ensuring lighting, plumbing, and electrical systems are functioning.
  • Perform preventative maintenance inspections of building systems (boilers, DHW, pumps, fans, HVAC, etc.), as applicable.
  • Maintain logs and records for mechanical, electrical, and other building systems.
  • Ensure cleanliness and organization of electrical, mechanical, storage, and workspaces.
  • Use ERP software (Yardi) for administrative and service documentation.
  • Identify and report hazards; escalate unresolved issues promptly to management.
  • Adhere to health and safety standards and relevant legislation (WHMIS, AODA, PIPEDA, Human Rights, etc.).
  • Perform additional duties as required within the scope of the role.


Weekly Maintenance Routine:

  • Conduct janitorial duties and address cleanliness in all common interior and exterior spaces.
  • Perform thorough building inspections and report findings to the Property Manager, escalating urgent issues.
  • Maintain landscaping areas and remove debris and junk.
  • Review service requests and prioritize based on urgency and importance.
  • Attend weekly coordination meetings with the Property Manager.


About you

  • High school diploma required; trade certifications or licenses are considered assets.
  • Minimum of two (2) years of relevant experience or equivalent apprenticeship.
  • Prior maintenance technician experience in a facilities setting is preferred.
  • Capable of lifting up to 20kg and safely using maintenance tools and ladders.
  • Valid BC Driver's License is mandatory.
  • Red Seal certification and Yardi Maintenance IQ experience are considered strong assets.
  • Skilled in appliance, plumbing, carpentry, painting, and basic electrical repairs.
  • Knowledge of HVAC and mechanical systems.
  • Proficient in Microsoft Outlook and basic computer operations.
  • Demonstrates strong communication, interpersonal, problem-solving, and organizational skills.
  • Exhibits initiative, judgment, and a commitment to high standards of work.
