Richcraft is looking for a to join our operations team on our residential portfolio. The Residential Building Operator will be responsible for a designated residential portfolio that includes managing day-to-day operations, being available for general inquires to tenants and ensuring a high level of service and support is provided to residents at all times.

Responsibilities:

  • Promptly respond to resident issues and service requests.
  • Act as a liaison between residents and management.
  • Perform repairs to rental units as needed, during occupancy and during transition of residents from units (turnovers)
  • To monitor, troubleshoot and perform preventive and minor repairs on HVAC, plumbing and electrical systems, and small appliances.
  • Monitor performance of external contractors to ensure quality workmanship and customer service.
  • Supervise and coordinate tenant move-in and move-out.
  • Perform regular property inspections of units, common areas, building exteriors, and landscape in coordination with the Operations Manager.
  • Respond to emergency calls.
  • Prepare and submit reports based on operations.
  • Ensure property is clean and well maintained.

Perform all other duties as assigned or needed.

Requirements:

  • Minimum 2 years experience in a related environment.
  • Exceptional communication, organizational, interpersonal and time management skills.
  • Working knowledge of HVAC, plumbing and electrical systems.
  • A demonstrated high degree of integrity, discretion, and confidentiality.
  • Excellent technical troubleshooting and problem-solving skills.
  • Ability to work well independently with minimal supervision, and with other team members when necessary.
  • Ability to prioritize work and adhere to maintenance schedules.
  • Ability to analyze, organize, prioritize, and delegate tasks accordingly.
  • Ability to enhance positive relationships with residents, tenants, and vendors.
  • Ability to consistently complete assigned work in a timely and efficient manner.
  • Valid Driver’s License is required.
  • Participate in afterhours on-call rotation.

Pay: $50,000.00-$60,000.00 per year
