As they continue to grow their footprint across key urban markets, they are seeking a skilled Building Operator to join their Technical Services team.
The Position:
We are recruiting an experienced and service-oriented Building Operator to oversee the day-to-day technical operations of a commercial property portfolio in Vancouver. This role is vital in ensuring tenant satisfaction and efficient building performance through the proactive maintenance and repair of HVAC, plumbing, electrical, and life safety systems.
Reporting to the Senior Property Manager or Building Manager, the Building Operator will be responsible for maintaining operational integrity, responding to tenant work orders, managing contractor activity on-site, and supporting seasonal and emergency property needs. The ideal candidate is solutions-driven, safety-focused, and possesses a hands-on approach to technical problem-solving.
Key Responsibilities Include:
- Building Systems Management: Monitor, operate, and adjust mechanical, HVAC, electrical, plumbing, and fire protection systems to ensure optimal performance and compliance with standards.
- Preventative & Corrective Maintenance: Conduct scheduled maintenance such as filter and belt changes, minor plumbing repairs, lighting replacements, and mechanical inspections. Maintain records of readings, inspections, and repairs.
- Tenant Relations: Respond to tenant service requests in a timely and professional manner. Communicate progress updates and resolve issues efficiently to ensure a high level of tenant satisfaction.
- Emergency Response: Participate in the on-call rotation to respond to urgent issues after hours. Troubleshoot, escalate, and resolve critical system failures or building emergencies.
- Contractor Supervision: Oversee third-party service providers and trades, ensuring work is completed according to scope, quality standards, and safety protocols.
- Health, Safety & Compliance: Perform routine safety inspections and fire system tests. Ensure that work is conducted in alignment with health, safety, and environmental regulations.
- Seasonal Property Support: Assist with seasonal activities such as snow removal, landscaping, and other weather-related tasks as needed.
- Team Collaboration: Work closely with internal team members and contribute to a positive and productive workplace environment.
The Requirements:
- Minimum 2 years of hands-on experience in building operations, facilities maintenance, or property services
- Strong working knowledge of building systems including HVAC, plumbing, lighting, and life safety systems
- Familiarity with the Provincial Building Code, Canadian Electrical Code, Provincial Fire Code, and other relevant regulations
- Certification as a 4th or 5th Class Power Engineer or a recognized trades certificate is considered an asset
- Excellent problem-solving and customer service skills
- Comfortable working at heights using ladders, booms, or lifts
- Able to lift 25 lbs and work in physically demanding conditions when required
- Willing to work flexible hours including on-call rotation and occasional overtime
