Position Overview:

Reporting to the Lead Hand and Property Manager, the multi-Building Operator will be responsible for the day-to-day operations and maintenance of four large commercial buildings totaling over 600,000 square feet, located in downtown St. Catharines and the surrounding area (one building is a warehouse). Approximately 50% of your role will involve customer interaction, requiring professionalism, clear communication, and a focus on customer service.

Your daily duties will include routine building inspections, minor maintenance, safety checks, troubleshooting and problem solving. You’ll be responsible for monitoring building systems, conducting visual inspections of boilers and HVAC systems, completing supply and return temperature checks, and performing fire and safety tests. You must have an open mind to learn new things and have some basic construction experience.

Key Responsibilities:

  • Customer Service: Provide courteous and professional support to tenants and building visitors, addressing concerns and ensuring satisfaction.
  • Routine Maintenance: Conduct minor repairs, clean storage rooms, perform light maintenance, and manage building cleanliness as needed.
  • Safety and Compliance: Perform monthly fire tests, inspect extinguishers, and ensure adherence to safety protocols.
  • Building System Checks: Inspect building systems and equipment, including boilers, HVAC, and automated systems; ensure all components function correctly.
  • Physical Tasks: Perform regular building inspections involving extensive walking, climbing stairs (up to 20,000 steps/day), and lifting as needed.
  • Administrative Duties: Send and receive emails, report issues, track maintenance, and document safety checks.
  • Cleaning and Inspections: Perform routine interior and exterior cleaning during regular building inspections, including common areas, entrances, and other high-traffic zones.

Qualifications, Skills and Working Conditions:

  • Experience: Prior experience in building operations, maintenance, or a similar role is preferred.
  • Mechanical Mindset: Ability to troubleshoot and diagnose basic system issues. Familiarity with building systems is essential.
  • Customer Service Orientation: Strong communication skills and a customer-focused attitude.
  • Physical Fitness: Comfortable with extended walking, stair climbing, and light manual tasks.
  • Technological Skills: Must be proficient with computers and cell phone applications. Basic proficiency in using email and maintenance tracking software, and ability to monitor automated building systems.
  • On-Call Availability: Willingness to be on call every third week for emergencies.
  • Certification: Working at Heights certification is required.
