Summary:
The Building Operator, under the direction of Property Manager is responsible for performing general maintenance and repair. The incumbent completes general carpentry and electrical repair and maintenance work as required. The Building Operator also performs basic repairs and maintenance on the mechanical operating systems.


Responsibilities:

  • Performs simple machinist duties and responsibilities
  • Engages in regular preventive maintenance on machines and equipment
  • Performa a variety of plumbing maintenance tasks as required
  • Conduct general carpentry functions
  • Uses a variety of hand and power tools, electric meters and material handling equipment while performing duties
  • Complies with safety regulations and maintain clean and orderly work areas
  • Participates in various aspects of building maintenance requirements, including updates and new constructions
  • Sets priorities for preventive maintenance work orders, maintenance requisitions and scheduled work
  • Maintains adequate supplies for the maintenance department
  • Assists in the orientation and training of staff
  • Performs regular workplace inspections to determine areas that need maintenance or repair
  • Ensures that any required maintenance and repairs are completed in a timely manner
  • Prepares, paint and decorate interior and exterior surfaces as required
  • Operates grounds-keeping power equipment and maintain external property
  • Performs minor construction work, e.g., dismantling and erecting walls, finishing carpentry work, pouring concrete, etc.
  • Troubleshoots, repairs, installs, and maintains various electrical components, appliances and equipment in accordance with pertinent codes, the preventive maintenance program and departmental procedures
  • Repairs electrical locks and control panels to maintain building security
  • Troubleshoots, installs, and repairs plumbing fixtures, piping, and related equipment
  • Initiatse safety concerns and makes judgment on the best methods of completing tasks
  • Performs basic maintenance and repairs on the various mechanical operating systems, including furnace systems, air conditioning systems, etc.
  • Inspects the premises for burnt out light bulbs – ensure these are replaced immediately
  • Changes furnace and air conditioning filters as needed
  • Complete daily, weekly and monthly checklists on building equipment maintenance procedures
  • Maintain records of scheduled maintenance procedures
  • Any other duties as required


Qualifications:

  • Post-secondary school diploma in a related field or completion of a craft apprenticeship, or an equivalent
  • Five years + of work experience in building maintenance considered an asset
  • Highly motivated with the ability to work independently
  • Ability to comprehend and communicate detailed instructions orally and in writing
  • Ability to multi-task and establish priorities
  • Ability to maintain organization of maintenance schedule and files in a changing environment
  • Ability to perform minor repair work
  • Strong communication and problem solving skills
  • Ability to create alternative solutions to problems
  • Excellent time management and project management skills
  • High level of sound and independent judgment and reasoning
  • Ability to effectively communicate both verbally and in writing
  • Ability to work well under pressure
  • Strong attention to detail
  • First Aid skills and/or certificates are considered assets
