The Senior Building Operator will report to the Property Manager and Assistant of the Property Manager, will be assisting with the maintenance and tenant improvements for the properties
This position will conduct daily inspections, record instrument readings, operate, troubleshoot, and repair plumbing, electrical and HVAC systems.
Responsibilities
- Oversee the contractors for HVAC preventive maintenance, energy management, environmental management, waste management, janitorial, property maintenance, pest control, and life safety systems, cleaning operations, tenant coordination and other pertinent aspects of physical operations
- Operate office tower building automation system and security computer systems
- Coordination of all contracted maintenance, scheduled repairs, capital projects and conduct ongoing and final inspections to ensure deficiencies are addressed
- Follow up on weekly operations checklists as provided by management
- Maintain the filing system and records related to all commercial operations
- Paint and complete minor touch-ups following damage, repair and apply new coats of paint to unit walls, fill in small holes caused by nails and minor dings from normal wear and tear, perform basic drywall, electrical and plumbing repairs, as required
- Provide professional, prompt, and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services
- Perform daily operations with a strong commitment to customer service while upholding the owner’s professional property management image
- Maintain the cleanliness, safety, and appearance of the commercial portion of the project, including the office tower and retail frontages, common stairwells, corridors, garbage and recycling rooms and designated parking /loading areas
- Respond to tenant and customer inquiries in a professional manner
- Answer phone calls and direct maintenance calls
- Help with the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers
- Oversee and monitor any work performed by third party contractors whether it is a portion of outsourced maintenance, major/minor repairs, or tenant improvements (when necessary)
- Complete shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down rock salt atop icy surfaces to prevent slipping
- Be available for ‘on-call’ duty to respond to emergency situations after hours and weekends on a rotating schedule
- Various other duties and responsibilities as assigned
Skills & Qualifications
Languages:
- Must be able to communicate effectively in both Mandarin and English
Certificates:
- Has minimum class 4 certificate of power Engineer
- BES Certification is an asset
- BOMA (SMT, SMA,FMA) certifications would be an asset
- Enrolled in or completion of Building Environmental systems diploma (or similar program) preferred
Experience:
3-5 years’ related working experience
Property/facilities management experience would be an asset
Experience with building mechanical, electrical, plumbing, and fire systems or related trade certification would be an asset
Experience with application of the Occupational Health and Safety Act, Regulations and Code, WHMIS legislation, Building Codes and Fire Codes would be an asset
Proactive approach in the maintenance of the building and in the best interests of the owner
Familiarity with the use and operation of a variety of hand tools and equipment common to building trades
Good working knowledge of carpentry, finishing, minor electrical, plumbing, HVAC and other associated systems and trades
Understanding of mechanical and electrical systems, including pumps, motors, boilers, chillers, cooling towers and air handling equipment
Ability to analyze and determine the cause of any problems/malfunctions and take corrective action as required
Strong communication with tenants, guests, contractors, and staffs and handle multiple tasks with minimal supervision
Familiarity with Johnson Controls system would be an asset
Must possess a valid Province of ALBERTA driver's license and have access to a vehicle in good working condition
Ability to lift to 50 pounds, stand or walk for prolonged periods, crouch, climb, and reach
Good working knowledge in the use Microsoft Office (Word, Excel, and Outlook)
Criminal Back Ground Check will be required
Pay will be based on experience and qualification
