Building Operator - Live out, Full Time

ROLE SUMMARY:
The Building Operator is an intermediate position responsible for performing maintenance and repair activities for a condo property in Guelph. Reporting to the Property Manager, the Building Operator ensures that the building(s) are managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. The required tasks of this position will be handled either personally or by way of contracted services.
KEY RESPONSIBILITIES:
- Provide excellent customer service for all tenants regarding general maintenance of all common areas and in-suites.
- Greet/meet prospective residents and determine their needs and requests for their new home.
- Prepare keys and schedule Move-in inspection with future residents.
- Support preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, light, electrical, roofing, fire prevention and life safety systems and maintaining updated records of such activities
- General maintenance and light housekeeping, including painting, sweeping, litter pick up, and pressure washing
- Maintain daily maintenance logs of all base building equipment
- Participate in corporate occupational health and safety program
- Assist with waste, recycling and hazardous materials issues
- Assist other team members with completion of tasks
- Assist trades in completing tasks and services
- Monitor and operate the Building Automation Systems (BAS) and various computerized control systems
- Perform monthly fire alarm testing of all fire systems and life safety equipment
- Maintain all electrical, mechanical and maintenance rooms for cleanliness and organization
- Familiar with all aspects of the electrical building operations, mechanical and related systems to operate equipment in a safe and efficient manner
- Respond quickly and efficiently to tenant and management requests.
- Available for on-call and after-hours emergencies
- Other assigned duties
QUALIFICATIONS:
- Minimum of 2 years’ related work experience in a similar position.
- Valid Driver’s License
- Excellent customer service skills
- Strong written and verbal communication skills
- Intermediate skill level in Microsoft Office
- Strong initiative and teamwork skills
- Previous Building Operator experience,

Job Type: Full-time
Pay: $30.00-$35.00 per hour
Expected hours: 40 per week
