The Position:
We’re partnering with a nationally recognized real estate firm to find an experienced Operations Manager or Operations Supervisor (stepping up) to oversee the day-to-day operations of a large shopping centre complex (600,000sq.ft). This is a high-impact role where you’ll manage all aspects of building systems, service contracts, capital projects, and team development to ensure optimal performance and tenant satisfaction. Responsible for three members of staff within the operations team.
- Oversee and manage all aspects of providing base building services for clients working with consultants, general contractors and internal stakeholders to meet project delivery date.
- Manage the activities of all team members to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices
- Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes
- Develop annual operating budget for all categories of expense and recovery by conducting thorough studies of all previous years’ budget, repairs and upgrades
- Ensure all tenants concerns regarding operational issues are resolved on a timely basis by regularly meeting with Operations Supervisor to discuss issues and assisting in resolving problems outside scope of responsibility to ensure a high level of customer service to tenants and customers
- Make sure that all programs related to the overall operation of the Property are implemented in a timely, efficient and cost effective manner by reviewing areas such as but not limited to: HVAC, preventative maintenance, environmental management, energy management, waste management
- Ensure property operations are well organized and competently staffed by administering schedules for staff and contractors to meet customers’ needs effectively and efficiently
- Handle service Contract negotiations. and oversee work performed to ensure compliance with all building code requirements
The Requirements:
- Minimum 5 years of progressive experience in building operations.
- Valid 4th Class Power Engineering Certificate is required.
- Proven experience managing large-scale HVAC systems and central plant infrastructure.
- Hands-on experience managing operating budgets and reforecasting.
- Strong working knowledge of Microsoft Office Suite.
- Excellent communication, organizational, and team leadership skills.
