THE TEAM
As local representatives of Gulf Pacific, the mission of the operations team is to uphold the highest standard of building maintenance in property management. The operations team is responsible for maintaining a high level of communication with tenants to ensure their requests and concerns are addressed effectively and efficiently.

THE OPPORTUNITY
Reporting to the Property Manager, the Building Operator will be responsible for the safe and efficient operation of the building and its common areas including the buildings Heating, Cooling and Ventilations systems. As the Building Operator, you will ensure all mechanical equipment is kept in excellent order by employing daily walk-throughs of all mechanical areas and common areas. Accountabilities include supervision of service contractors, administrating preventative and corrective maintenance programs and diagnostic services pertaining to the environmental control systems within the building.

THE ROLE
As the Building Operator, you will assist the team to:

  • Ensure efficient and safe operation of all HVAC equipment throughout the building.
  • Ensure corrective maintenance (i.e., hot/cold calls) and preventative maintenance work orders are addressed and completed properly, in a timely manner. Assists in energy conservation programs.
  • Ensure high quality of service to employees and tenants related to environmental issues whether pneumatic or electronic. Ensures that Operations carries out water tests and that they are properly recorded, and corrective action is taken if required and that sufficient stock of reagent chemicals and system chemicals is maintained.
  • Help organize the daily work of fellow maintenance operators and provides them with support and mediation. Assists the Property Manager in the selection and maintenance of material inventories and monthly scheduling of Operators shifts. In addition, follow-up with suppliers and contractors that goods or services provided are to our satisfaction. All employees, user groups and tenants are to be dealt with in a professional, courteous manner.
  • Coordinate and manage outside Service people as required.
  • Takes and maintains utility meter reading on or before the 5th day of subsequent month and passed information on the Property Management Office for Tenant billing.
  • Provides emergency call back services after hours and on weekends. Fill in on shifts in case of vacation or illness, also fill in on the on-call schedule. Also, is responsible for projects, supervision of repairs and upgrading of equipment or buildings as delegated from time to time.
  • Address all light and ballast issues for the tenants and common areas.
  • Assists in the preparation of detailed reports and operating budgets.
  • Maintains inventory, selects, specifies, and authorizes material and equipment purchases.
  • Maintains building drawings/specifications and operations manuals.
  • Manages Projects as assigned.
  • Ensure that the buildings’ common areas are free of litter and graffiti.
  • Order and maintain all building supplies/stocks in concert with the Property Manager.
  • Notify Gulf Pacific of any hazards, security, liability, safety, or other concerns.
  • Remove snow from high traffic areas and spread ice melt as required / log events.
  • Perform minor R&M – related to the day-to-day operation of a commercial building.
  • Other duties and responsibilities within reason assigned as per management.

THE QUALIFICATIONS
The Building Operator has:

  • Experience in property management and building operations.
  • Experience with Angus and Yardi Voyager/Breeze, strong computer skills with an emphasis on Microsoft Office.
  • Excellent interpersonal and leadership skills, with the ability to supervise and mentor staff.
  • Strong work ethic, sense of confidentiality and professionalism.
  • Ability to meet tight deadlines and work in a fast-paced environment, dynamic environment.
  • Self-motivated with strong analytical and problem-solving skills.
