We are looking for a hands-on Building Operator to join our team at Langara Gardens, a large residential community in Vancouver’s Oakridge neighbourhood. This full-time, on-site role is ideal for a 4th Class Power Engineer who enjoys working with building systems and takes pride in maintaining a safe and comfortable environment for residents.
This role will support the day-to-day operations of the property, including inspections and maintenance of boilers, HVAC, plumbing, and mechanical systems. You’ll also respond to tenant work orders and help ensure the property is operating efficiently and in excellent condition. While experience is an asset, this role does not include supervisory responsibilities which makes it a great opportunity for someone looking to grow their skills in a supportive team setting.
The ideal candidate is a strong problem-solver who enjoys hands-on work, adapts easily to different building environments, and takes pride in delivering high-quality service in a fast-paced, deadline-driven setting. The working hours are Monday to Friday 8:00am to 4:30pm with rotational on-call and possible weekend shifts.
KEY RESPONSIBILITIES
Preventative Maintenance
- Inspecting major systems (boiler plant, DCW pump stations, DHW tanks, irrigation system, exhaust fans, electric motors, mechanical equipment and pools systems) and completes logs.
- Performing preventative maintenance according to approved schedules.
- Scheduling regular maintenance and repairs on equipment with in-house teams or service providers.
- Working with contractors for effective boiler maintenance as per Technical Safety BC requirements.
- Changing filters, fan belts, and performing maintenance and repairs of pumps and motors.
- Testing the boiler closed loop water system, maintaining logs, ensuring chemical levels are within norms, and ordering chemicals as needed.
- Routinely inspecting fire prevention system, including fire alarms, sprinkler systems and panels, and performing monthly generator testing.
- Actively participating in safety programs related to maintenance staff operations, working with Safety Committee developing programs, procedures, and training.
- Assisting in organizing the day-to-day operations of the maintenance department.
- Completing and submitting incident reports as required.
- Constantly striving to develop and use accurate, relevant financial information and other quantitative data for informed decision making.
Tenant Work Orders & Contractor Supervision
- Prioritizing, responding to, and resolving tenant work orders promptly, while maintaining good tenant relations.
- Building and maintaining positive and professional relationships with tenants, contractors, and co-workers.
- Respectfully and capably representing the best interests of Peterson in all internal and external dealings.
QUALIFICATIONS
Academic, technical, and professional competence
- Minimum 4th class power engineer’s certificate (Technical Safety BC Certified);
- Possession of a valid BC issued Class 5 Driver License; and
- Intermediate working knowledge of computer applications, especially Microsoft Office.
Work Experience and Job Skills
A demonstrated track record with 1 – 2 years’ experience:
- Performing hands-on repair for commercial and/or residential building maintenance and operations;
- Possessing extensive knowledge of boiler operation and maintenance
- Demonstrating solid knowledge of plumbing systems, including replacing pump mechanical seals, gaskets, and couplings;
- Utilizing automated Direct Digital Controls (DDC) for building systems;
- Building and maintaining positive and professional relationships with tenants, contractors, and co-workers while working independently and collaboratively;
- Using BMS for preventative maintenance and tenant requests, an asset.
