JOB SUMMARY:
Reporting to the Head Operator, the Building Operator will be responsible for maintenance activities across our portfolio of properties, including office, retail, industrial, and mixed use. The role will be a hands-on member of the team ensuring that the properties are maintained to the highest standards and are a positive representation of the Company.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

Daily Maintenance
- Perform routine maintenance activities such as light replacements, drywall repair, minor plumbing, electrical, graffiti removal, painting, pressure washing and other repairs, etc.
- Monitor and ensure smooth and optimal operation of building systems and components, including HVAC and DDC systems.
- Assist in supervising buildings’ janitorial programs, cleanliness, and tenant space satisfaction and quality.
- Assist building maintenance activities and schedules.
- Log, update, and report on outstanding work orders and service requests for building and tenant items.
- Respond to building emergencies and afterhours calls as required on rotating basis.
Preventive Maintenance
- Maintain and update building log-books and travel to properties to perform routine inspections.
- Attend and oversee trades performing work at properties, ensuring high quality standards.
- Perform generator testing, fire drills, etc.
- Oversee annual and monthly PMs for all buildings.
- Assist in obtaining quotes and selecting trades and suppliers.
Communication and Management
- Communicate with tenants and occupants in a professional and calm manner regarding maintenance and building issues.
- Communicate with trades, suppliers and contractors in an effective and professional manner.
- Effectively communicate with senior staff and office staff and liaise with other parties involved with repair and maintenance activities.
REQUIRED EXPERIENCE AND QUALIFICATIONS:
- 3-5 years’ experience in commercial building operations in a similar role.
- Hands-on experience with general repairs and maintenance, minor plumbing, electrical, lighting, HVAC, etc.
- Knowledge of building systems, DDC, controls and HVAC systems an asset.
- Experience with a variety of building types and heritage properties a plus.
- Be a versatile hard worker, able to prioritize and keen to work in a fast-paced environment.
- Ability to communicate effectively and professionally, a team player committed to personal growth and ethical integrity.
- Have access to a personal vehicle and a valid driver's license and be able to travel across Lower Mainland, primarily Vancouver and Burnaby.
- Intermediate level skills in Microsoft Office, Excel and Yardi.
- Organized in recording and documenting operation inspections and reports.
