We’re seeking a dedicated and skilled Building Operator—someone who brings technical expertise, attention to detail, and a strong sense of purpose to every aspect of facility operations. This is more than a maintenance role; it’s an opportunity to play a critical part in maintaining the safety, comfort, and functionality of the Regional Recreation Corporation of Wood Buffalo’s most valued community spaces.
Reporting directly to the Operations Manager, the Building Operator will serve as a key player in the daily operations and upkeep of our facilities. From HVAC systems to plumbing, electrical, and life safety components, you’ll oversee and support the systems that keep our buildings running seamlessly. You’ll conduct regular inspections, perform preventative maintenance, and respond to service requests with precision and professionalism—ensuring that every visitor and staff member experiences a safe, efficient, and well-maintained environment.
This role demands both routine excellence and adaptability. You’ll work with our Building Management and Computerized Maintenance Management Systems, carry out minor repairs, enforce safety and building codes, and support broader facilities management initiatives. Your Role
The Building Operator working under the direct supervision of the Operations Manager is responsible for assisting, in the overall day to day building operations and maintenance of Regional Recreation Corporation of Wood Buffalo (RRC) facilities and ensures the facilities are maintained in a safe and comfortable environment at all times. The Building Operator performs a wide variety of maintenance, repair, minor alterations and service functions.
Your Responsibilities
- Be familiar with all aspects of building operations.
- Operate and maintain building management system and computerized maintenance management system.
- Able to navigate the maintenance planning computer program and perform preventative maintenance work pertaining to building and equipment maintenance in all RRC Facilities.
- Comply with department procedures at all times and ensure building standards and efficiencies are maintained.
- Operate and maintain with all aspects of the building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc.
- Conduct inspections on all site mechanical, electrical, and HVAC systems and related equipment including but not limited to water treatment, boilers, heat pumps, roof top units, air conditioners, etc., on daily/weekly basis and complete appropriate record logs in order to ensure equipment is maintained in good working order.
- Operates mechanical equipment in a safe, efficient manner at all times.
- Troubleshooting repairs to Heating Plant (Boiler system) and HVAC system components as required.
- Respond and follow up on internal department/staff requests received through FAME, ensuring repairs are carried out in a timely and non-disruptive manner.
- Conduct regular site inspections ensuring that the building equipment meets scheduled and periodic maintenance requirements and contractor service levels are achieved.
- Carry out minor maintenance requirements on a scheduled or periodic basis including but not limited to filter replacement, lamp replacement etc.
- Conducts regularly assigned Preventative Maintenance Program assignments such as refrigeration system, emergency generator test, pump, motor, unit heater, HVAC system, boiler system and other equipment assign from asset planner.
- Ensures that building standards are maintained or enhanced.
- Ensures that existing maintenance or service contracts are enforced and contractors are adequately supervised.
- Monitors Risk Management and Environmental issues and report accordingly.
- Makes appropriate additions or adjustments as per bi-monthly test reports on all open and closed water systems, keeps up to date and detailed records.
- Inspect and document, as required, internal construction areas during and after construction to ensure building codes, construction regulations and safety procedures are being followed, and that the integrity of the mechanical systems is maintained.
- Maintain daily equipment and Meter Reading Logs.
- Comprehend all Safety, Fire and Building Codes.
- Perform and/or monitor building Security requirements and Fire Alarm/Sprinkler systems.
- Be responsible for the appearance of the property and for the safety and convenience of the guests, employees and tenants at all times.
- Conduct basic carpentry work that include tile work, welding, cutting, basic mechanical and electrical work.
- Repairing and installing door hardware and windows.
- Do plumbing installation and repair.
- Provide Support functions with other Facilities Management operations and maintenance as required.
- Other duties as assigned.
Qualifications: Education & Experience
- ABSA Certification is required
- High School Diploma or GED Equivalency
- WHMIS Certification
- FIT Test
- 4th Class Power Engineer with Pool Operator Level 1 & 2 Certifications is preferred
- 5th Class Power Engineer with Pool Operator Level 1 & 2 Certifications is acceptable in the absence of a 4th Class
- Level II Arena Operator Certificate (AARFP) is an asset
- Building Maintenance Level 1 & 2 Certification is an asset
- Fall Arrest Certificate is an asset
- Forklift/Skid Steer Certificate is an asset
- Elevated Work Platform/Zoom Boom Certificate is an asset
- Current Intermediate First Aid/CPR/AED Certification (including CPR C) is an asset
- Minimum two (2) years’ experience in recreation facility building operations
- Minimum three (3) years’ experience in general maintenance in a commercial, retail, or industrial environment
- Minimum three (3) years’ experience in physical plant operations, including HVAC, Plumbing, Electrical, Fire Alarm, and other related systems.
Qualifications: Knowledge, Skills & Abilities
- Strong knowledge in building systems including mechanical, life safety, and emergency procedures, electrical, HVAC troubleshooting and problem solving.
- Hands on and strong knowledge of general maintenance.
- Ability to read and interpret mechanical/electrical blueprints.
- Knowledge of basic computer skills.
- Ability to quickly to emergency situations.
- Time-management skills, able to work under pressure, handle multiple demands, and manage tight deadlines with competing priorities.

Working Conditions
- This position requires working 12 hour shifts and be on call at specified times.
- This position involves working under variable temperature conditions and noise levels, in indoor and outdoor settings.
- This position involves frequent sitting standing and walking around.
- The employee will be required to use standard mechanical and electrical building maintenance equipment.
- This position may include heavy lifting of supplies and equipment up to 50 lbs.
