We are seeking a highly organized and experienced Residential Construction Project Coordinator to join our dynamic team. This role involves managing multiple residential construction projects, ensuring they are completed on time, within budget, and to the highest standards.
Position: Residential Construction Project Coordinator
Type: Full-Time
Key Responsibilities:
Project Management:
- Plan, schedule, organize, direct, control, and evaluate construction projects from start to finish according to schedule, specifications, and budget.
- Prepare and submit construction project budget estimates.
- Plan and prepare construction schedules and milestones, monitoring progress and addressing deviations.
- Develop and implement quality control procedures to maintain high workmanship standards.
- Manage project administration, including cost control, schedule control, and change order management.
- Prepare contracts and negotiate revisions, changes, and additions with consultants, clients, suppliers, and subcontractors.
Team and Subcontractor Management:
- Hire and supervise activities of subcontractors and site staff.
- Pre-qualify trade contractors and vendors for multiple projects across the GTA.
- Schedule and manage skilled and general labour to optimize site efficiency.
- Communicate regularly with site superintendents and project managers to address project requirements and concerns.
Site and Client Coordination:
- Perform site visits to ensure adherence to quality standards, brand appearance, and site safety protocols.
- Acquire and organize product manuals, warranty letters, inspection reports, and certifications for project closeout packages.
- Provide post-construction client support for warranty or deficiency issues, ensuring prompt and effective resolutions.
Documentation and Reporting:
- Prepare and issue progress reports and schedules to clients.
- Perform material take-offs and manage material orders to ensure timely project execution.
- Send bid packages to trades, collect estimates, and award subcontracts.
- Review and prepare change order requests with project managers.
Routine Responsibilities:
- Meet with the project manager to review active projects and update schedules.
- Create and execute a weekly priority task list for urgent items such as awarding contracts, scheduling trades, and performing site inspections.
- Assist with the preparation and submission of project budget estimates.
- Provide assistance to team members as needed.
- Meet with project owners to provide regular project updates.
Qualifications and Skills:
- Minimum of 3–5 years of experience in residential construction coordination or project management.
- Strong understanding of residential construction methods, materials, and practices.
- Exceptional organizational and time management skills.
- Proficiency in project management software and Microsoft Office Suite (Excel, Word, etc.).
- Excellent communication and interpersonal skills for client and team interactions.
- Ability to manage multiple projects simultaneously and meet deadlines in a fast-paced environment.
- Knowledge of local building codes and safety regulations in the GTA.
- Post-secondary education in Construction Management, Engineering, or a related field is an asset.
