The Opportunity
We are seeking a highly motivated Associate or Senior Associate, Origination & Syndication (the “Associate”) to join the MarshallZehr team. The level of the role will be determined based on the candidate’s experience and skills, to be assessed during the interview process. The Associate, plays a critical role within MarshallZehr’s commercial real estate financing platform, supporting the origination, structuring, and execution of complex financing transactions across construction, development, and commercial real estate lending opportunities.
This is a highly collaborative, client-facing role focused on three core areas:

The Role
Role
The Associate acts as the internal quarterback across active financing opportunities, helping drive deal momentum, lender coordination, underwriting workflows, and client communication throughout the transaction lifecycle. The role requires a balance of:

- Relationship Management & Origination Support
- Support Originators in sourcing, evaluating, and executing commercial real estate financing opportunities.
- Build and maintain strong relationships with Borrowers, Lenders, consultants, legal counsel, and capital partners.
- Participate in client meetings, lender discussions, site visits, and financing presentations.
- Support the growth and management of client relationships throughout the full financing lifecycle.
- Identify opportunities to deepen client relationships and support future business development initiatives.
- Deliver a high level of professionalism, responsiveness, and client service across all interactions.
- Support portfolio management and ongoing borrower relationship development across active and completed transactions.
- Deal Execution & Transaction Fulfillment
- Act as the primary internal coordinator across active financing transactions.
- Drive responsiveness, accountability, organization, and execution momentum across active files.
- Manage transaction timelines, deliverables, due diligence, lender requests, and closing requirements.
- Coordinate with Analysts, Borrowers, Lenders, legal counsel, consultants, and internal stakeholders throughout the transaction lifecycle.
- Lead lender diligence processes, follow-ups, and financing package coordination.
- Coordinate and prioritize Analyst workflows across active transactions to ensure deliverables are completed accurately and on schedule.
- Identify transaction risks, delays, or execution issues early and proactively coordinate solutions.
- Maintain accurate transaction data, pipeline updates, and execution reporting within MarshallZehr’s CRM, ERP, and internal reporting systems.
- Ensure transaction records, lender activity, forecasts, milestones, and deal statuses remain current, accurate, and reliable.
- Underwriting & Financing Expertise
- Support the evaluation and structuring of commercial real estate financing opportunities across multiple capital sources.
- Coordinate underwriting workflows with Analysts to support financial modeling, debt sizing, transaction analysis, and lender submissions.
- Review financing materials including budgets, appraisals, rent rolls, market studies, project reports, and legal documentation.
- Assist in preparing lender-ready financing packages, investment memorandums, and credit materials.
- Develop and maintain a strong understanding of:
- Commercial real estate underwriting
- Construction financing
- CMHC financing
- Valuation
- Capital structures
- Securitization
- Government lending programs
- Syndicated lending structures
- Review loan documentation and support transaction closings as required.
- 3-5 years of experience in commercial real estate finance, lending, mortgage brokerage, banking, underwriting, or capital markets.
- Strong understanding of commercial real estate development, construction financing, and capital structures.
- Superb organizational and project management skills with the ability to manage multiple active transactions simultaneously.
- Excellent communication, relationship management, and client service skills.
- High sense of urgency, accountability, and professionalism.
- Entrepreneurial mindset with strong initiative and problem-solving ability.
- Deep financial analysis and underwriting comprehension.
- Passion for commercial real estate finance, transaction execution, and relationship building.
- Ability to operate effectively within a fast-paced, entrepreneurial environment.
- Advanced proficiency in Excel, financial analysis tools, and presentation materials.
- Working knowledge of commercial real estate financing structures, legal documentation, loan processes, and AML/regulatory requirements.
- Experience drafting and reviewing legal financing documentation.
- Post-secondary education in business, finance, real estate, economics, or a related discipline preferred.
- Valid G2/G driver’s license.
- Will be required to obtain a mortgage agent license through FSRA (paid for by the company).
Work Environment
- Domestic travel may occasionally be required for client meetings, site visits, and lender meetings.
- This is a client-facing role requiring strong communication and relationship management skills.

$90,000 – $140,000 base salary, plus variable discretionary bonus compensation.
